Chestnut Hill AMC Theater make way for mixed-use 'The Pond Buildings'

Out with the old, in with the new. 

The Street at Chestnut Hill is finishing up its years-long redevelopment with the planned demolition of the former AMC Theater at 27 Boylston St.

The movie theater closed more than nine years ago to make way for the Showcase Super Lux cinema a few doors down. The two-story building was also home to the Container Store at one point, before it moved to a different building in The Street.

Now, the AMC is expected to be demolished for a modern mixed-use retail building, split in two by a pedestrian passageway with storefront access, landscaping and moveable café seating, according to plans submitted to the city of Newton in 2016. The new building will have up to 35 tenant spaces ranging from 588 to 13,771 square feet. 

Then plan also calls for construction of two pavilion buildings to the northwest of 27 Boylston near the edge of Hammond Pond, which is currently a parking lot. 

The Pond Buildings, as they're called, will have two tenant spaces with 1,900 and 7,900 square feet each. Exterior space will feature landscaping, a rain garden and a deck stretching toward the pond, inviting shoppers to explore the neighboring Hammond Pond Reservation.

All the new buildings feature modern architecture with huge glass windows and doors, wood and metal accents and geometric shapes.

WS Development, the developers of the property, did not respond to emailed requests asking about planned tenants for the new buildings.

The former AMC is the last piece of The Street to undergo a major facelift in the last decade. According to the WS Development website, the shopping center "offers a high-end fashion experience, one of a kind dining, state of the art entertainment, and a rotating retail pop-up for the tastefully chic."

Recent additions to the development include Mediterranean restaurant Limani and Blue Bottle Coffee alongside big retailers like Peloton, Nike and Warby Parker. Other businesses coming soon to The Street are Hummus v'Hummus and Bond Vet.
